Kernu Manor, a historic estate near Tallinn, has successfully integrated renewable energy solutions while preserving its cultural heritage. Originally restored with a strong commitment to community and sustainability, the manor has transformed into a distinguished venue offering accommodation, event spaces, and a unique spa experience.

Overcoming energy efficiency challenges

As a nationally protected heritage site, Kernu Manor faces strict regulations that prevent the use of modern insulation materials. The estate retains its original thick limestone walls and restored wooden windows, which, while maintaining authenticity, pose challenges in energy efficiency. Heating during winter requires substantial energy, but the stone structure also retains warmth effectively. In summer, natural cooling properties contribute to a comfortable indoor climate.

Solar energy as a game changer

To enhance sustainability and reduce reliance on grid electricity, Kernu Manor prioritised the installation of solar panels. With a total capacity of up to 18 kWh, the solar panels now generate a significant portion of the estate’s energy needs. On sunny days, solar energy covers up to 30% of electricity consumption, with an average summer efficiency of 15% and winter output ranging from 2-5%. The estimated payback period varies between 4 to 9 years, depending on electricity price fluctuations.

The role of advisory support and funding

Recognising the importance of expert guidance, the manor collaborated with the Estonian Chamber of Commerce and Industry (ECCI) to conduct a sustainability assessment and explore funding opportunities. With ECCI’s support, Kernu Manor applied for the EENergy grant to finance the solar panel installation. The application process, though requiring thorough documentation, was manageable, and the grant played a crucial role in bringing the project to life.

Looking ahead

Encouraged by the success of its solar initiative, Kernu Manor has plans to expand its solar capacity and invest in energy storage solutions to maximize renewable energy use. Additionally, the estate is exploring the feasibility of harnessing hydro energy from the Vasalemma River, which flows through its grounds.

Kernu Manor’s journey showcases how historic properties can successfully integrate modern sustainability measures without compromising their heritage. By combining innovative energy solutions with strategic grant funding, the estate has significantly improved its energy efficiency and ensured long-term economic viability.
